    Landlord 1 had tenants on individual tenancies in a shared house and had them all moving in on different dates. This prevented him from letting the house to a group of students, making the administration and work four times more onerous. He also lost out on 9 months’ rent for one room as the agreement was out of sync with the other rooms and he couldn’t fill it once the tenant had left.
    Landlord 2 obtained an assured shorthold tenancy from the internet. This was not effective or strong enough to retain the tenants when they wanted to leave. The landlord lost six months’ rent on the house.
